Location

Only 30 miles northeast of Sacramento and 80 miles southwest of Lake Tahoe, El Dorado Hills is close enough to commute to the state’s capital for work and less than two hours away from the world-renowned vacation destination of Lake Tahoe for skiing and snowboarding, hiking, biking or water sports. Views of the mountains, rolling hills and valleys abound throughout El Dorado Hills. Schools
El Dorado Hills is well known for its excellent schools. Three districts serve El Dorado Hills: Buckeye Union School District (K-8), Rescue Union School District (K-8) and El Dorado Union High School District (9-12).  All El Dorado Hills Schools report exceptionally high API scores.

 

Outdoor Recreation
Folsom Lake is just a few minutes from El Dorado Hills. One of the most popular lakes in Northern California, Folsom Lake is a great place for fishing, boating, kayaking waterskiing or paddle boarding. In addition to all the water sports at Folsom Lake, El Dorado Hills has lots of other opportunities for outdoor recreation, including over 70 acres of parks and athletic fields and over 26 miles of trails for hiking, biking or horseback riding.

The Town Center
Shopping, dining, professional services, a farmers’ market and entertainment, including an IMAX theater, can all be found at The Town Center. Built like a traditional downtown, complete with a Main Street, The Town Center is a vibrant gathering place for the community. During the summer, The Town Center hosts free Thursday night concerts featuring a variety of bands, from pop to blues to country and everything in between.

 

Weather
El Dorado Hills has temperate weather—lying below the snowline and above the fog of the valley. It’s sunny an average of 250 days in El Dorado Hills, giving you lots of beautiful days to enjoy all the great outdoor activities.

 

Villages
El Dorado Hills is made up of over 50 villages and neighborhoods with distinct characteristics, offering a little something for everyone.

 

Prop 90
For seniors, one of the best reasons to move to El Dorado Hills is Proposition 90.  El Dorado Hills is one of the few California counties to adopt the proposition, which provides property tax relief to homeowners 55 years or older who sell their home and purchase a replacement home of equal or lesser value. This means that seniors meeting certain requirements can keep their property tax base from a long-held family home when purchasing a house in El Dorado Hills, potentially saving them thousands of dollars a year making it a very attractive option for retirees.
